Bull Invest
ONE TEAM, ONE PLAN, ONE DREAM

Property is a hard game to win alone. You need a good team behind you.

If you’ve ever tried to invest in property the normal way, you already know the problem. You deal with the agent on your own, never quite sure if they’re working for you or just working the sale. You brief the mortgage broker separately. The accountant finds out last, usually after the deal is already done, when there’s nothing left to do but hope they don’t find something that should have come up months earlier. Three separate people, three separate conversations, and nobody actually holding the full picture of where you’re trying to end up.

It’s exhausting, and it’s also exactly how good investors end up with property that doesn’t fit their actual goals. Not because anyone did a bad job, each person usually does their individual job well, but because nobody was looking at the whole thing together.

At Bull Invest, the specialist accountant, mortgage broker and property research analyst are one team, working from one plan, built around your numbers, from the first conversation through to your annual review. You don’t manage the team. The team manages the process.

It starts before the property search. Before the broker call. Before anything.

Property is a hard game to win alone. You need a good team behind you.

WHERE IT STARTS

The accountant goes first. Everyone else does this the other way around.

Most people already have an accountant. Once a year, they send over a shoebox of receipts, get a return lodged, and that’s the relationship. Nothing wrong with that, it’s exactly what most accountants are built for. But it means the most qualified person in your financial life, the one who actually understands your tax position, your equity, your full numbers, is the one who gets brought in last, if at all, usually after the property’s already bought and there’s nothing left to fix.

A tax agent is occupied with lodgements and getting through the volume of returns sitting in front of them. They don’t have the time, and in most cases the framework, to sit down and model where your money could actually take you. That’s not a knock on them. It’s just not the job.

A specialist accountant is a different role entirely, and it’s the one most investors never get access to. At Bull Invest, our accountants don’t touch tax returns. Their only job is building wealth through property. They sit inside your numbers, understand your real position, and map out what’s actually possible and what it takes to get there.

That’s our recipe: the most qualified person goes first, before a suburb is researched or a loan is even discussed.

Before anything else moves, they build a complete picture of where you actually stand:

  • Income
  • Tax position
  • Living expenses
  • Monthly surplus
  • Total assets
  • Total liabilities
  • LVR and equity position
  • Borrowing capacity
  • Any existing investment properties, including how they’re performing today

Nothing moves until that picture is clear. That’s the point.

The accountant goes first. Everyone else does this the other way around.
YOUR FINANCIAL SNAPSHOT

Two futures, side by side, on the same spreadsheet.

Most investors never actually see this. They have a vague sense things will probably be fine, or a quiet worry they won’t, but nobody’s ever sat down and shown them the actual number. From that first meeting, your specialist accountant turns your real numbers into something you’ve probably never had: a clear picture of exactly where you’re headed, and what it would take to change course.

Scenario one is where you’re already going. Same job, same habits, same home loan, nothing different. The accountant runs your current numbers forward and shows you, plainly, where your tax position, your net worth and your retirement actually land if nothing changes. For most people, this is the first time anyone’s shown them that number in black and white, and it’s often the moment the conversation gets real.

Scenario two is what’s actually possible. Same starting point, same income, but run through a coordinated strategy that’s built to compound: the right structure, the right property at the right time, equity from each purchase funding the next, reviewed and adjusted every year as your numbers change. Over 10 to 15 years, that gap between scenario one and scenario two isn’t small. It’s usually the difference between retiring on what’s left over and retiring on a plan that was actually built to get you there.

Two numbers, side by side. The gap between them isn’t theoretical. It’s the reason this exists.

Two futures, side by side, on the same spreadsheet.

ONE TEAM. ONE PLAN.

One briefing, shared across everyone working on your future.

YOUR INVESTMENT STRATEGY

This is how the gap actually closes.

The roadmap isn’t generic. It’s built from your numbers, addressing five areas of your financial position across the full 10 to 15 year period, because a plan that only looks at property and ignores the rest of your position isn’t really a plan.

Tax position. We’re not tax agents and we don’t give tax advice. Our accountants have one job: to look forward, building your strategy around where your tax position is heading. Your own tax agent looks backwards, handling lodgements and compliance for where you’ve been. Once the strategy is set, the two work alongside each other, so the plan you’re building and the tax position you’re managing aren’t pulling in different directions.

Home loan. A coordinated approach to paying down your home loan faster, using investment cashflow and equity together as part of the plan.

Retirement planning. A projection of what your portfolio could look like, and by when, based on the goals you’re working toward.

Wealth creation through property. Using equity from each property to help fund the next, so the portfolio is structured to build over time rather than bought one isolated decision at a time.

Debt reduction. A structured approach to managing debt as the portfolio grows, so the plan works toward genuine financial strength, not just a bigger pile of assets sitting next to a bigger pile of debt.

This is how the gap actually closes.

HOW THE BULLS WORK TOGETHER

Once the strategy is set, every member of the team moves from the same plan. Once your specialist accountant has built the roadmap, the rest of The Bulls move. Every decision connects back to the same plan.

Your accountant.

Leads the process from day one. Builds the roadmap, reviews your tax position annually, and keeps the strategy aligned with your goals as your life changes.

Your mortgage broker.

Structures finance to serve the strategy, not the other way around. What you can borrow is shaped by what the plan needs, not just what the bank will approve.

Bull Invest

Your property research analyst.

Sources exclusively from the wholesale, off-market pool. Every opportunity is measured against the roadmap before it’s presented to you.

Annual portfolio review.

Each year the whole team reviews performance, reassesses goals, and activates the next stage of the plan where equity has grown. Settlement is never the end.
